
Simple Stupid and Successful

I hope everyone is having a great start to the week
One thing I've learned over the years is that many of the "new" ideas we hear in sales and real estate aren't actually new at all. More often than not, they're simply familiar concepts presented in a different way.
We tend to overcomplicate this business. The agents who consistently perform at a high level usually aren't doing dozens of revolutionary things—they're doing a handful of simple things extremely well.
Here are a few examples.
1. Sometimes changing the presentation changes the response.
How many times have you sent a text that says:
"Just checking in…"
There's nothing wrong with that message. It works.
But every once in a while, I'll mix it up and simply send:
That's it.
It's fun. It's different. It catches people's attention because it's unexpected. Most people respond with, "What's up?" or "Everything okay?" and just like that, you've started a conversation.
The point isn't that the salute emoji is magic. The point is that a small change in presentation can create a different response.
2. A "reverse offer" isn't complicated… it's just another way to start a conversation.
I recently heard about a concept called areverse offer.
Instead of waiting for buyers to submit an offer, the seller prepares and signs a contract offering the property to buyers who have already toured the home.
At first it sounds backwards, but when you think about it, it's simply another way to start the conversation.
For buyers who are sitting on the fence, it gives them something tangible to react to and often encourages them to engage.
For sellers, it also provides valuable feedback. If nobody responds, the seller sees the market's response in writing. That makes the conversation about a price adjustment much easier because it's based on facts rather than emotion or worse you telling them without proof
Again…simple idea. Different presentation.
3. Follow a repeatable process with every client.
One of the biggest reasons I believe agents struggle is because every appointment becomes a brand-new experience.
Instead, develop a repeatable process.
Personally, I always do three things during every meeting
First, Iset expectations upfront.I let clients know what to expect before situations arise, which eliminates surprises and builds trust.
Second, Ipost-sell important decisions.After someone decides to move forward, I'll ask questions that allow them to explain why they made that decision. When people verbalize their own reasoning, they become more committed to it. It's much harder to back away from a decision you've already convinced yourself is the right one.
Third, I always leave every meaningful conversation with aclear next step.My favorite line is:
"Let's break out our calendars and pencil in a date."
Whether it's the next listing update, a follow-up call, a buyer tour, or simply checking back after they've spoken with family, something gets scheduled.
I've found that scheduled conversations happen. "We'll talk soon" usually doesn't.
Simple.
Repeatable.
Effective.
One final thought…
We don't need to be so rigid in our approach that every conversation has to sound exactly the same. Every client is different. Be yourself.
Whatdoesneed to remain consistent are the action steps you take every day to execute your business plan.
The honest reality is that most agents need to track their activity. The numbers don't lie.
Real estate is a contact sport.
Every conversation counts. Every follow-up counts. Every text counts.
Even something as simple as sending a emoji is a contact. You don't need to send a novel. That one touch can lead to a real conversation about buying, selling, investing, or referring someone who needs your help.
Too often, agents think success comes from finding the next big strategy. In reality, success usually comes from executing the simple things consistently.
Track your numbers. Make your contacts. Follow your process. Stay in front of people.
The fundamentals, executed consistently, will outperform complexity almost every time.
